Six Surface Systems We Wash
Each surface needs different chemistry, pressure, and dwell time. We tune the system to your facade — never the other way around.
Stucco
Acrylic and cement-based stucco. Soft-wash chemistry lifts dust film and biological staining without driving water behind the lath.
Concrete & Tilt-Up
Industrial tilt-up panels and poured concrete. Hot-water surface cleaning strips diesel haze and rebar bleed.
Brick, Masonry & Stone
Historic brick, mortar joints, stone veneer, granite, and marble surfaces. pH-balanced wash protects pointing without efflorescence flare-ups. Acid washing available for granite and marble restoration — removes deep-set staining, mineral deposits, and weathering discoloration that standard pressure washing can't touch.
EIFS & Synthetic Stucco
Pressure-sensitive systems requiring low-PSI soft-wash only. We never exceed manufacturer pressure spec.
Metal & Composite Panels
Painted aluminum, ACM, and standing-seam steel. Coating-safe biodegradable detergents preserve PVDF finishes.
Glass Curtain Walls
Multi-story curtain wall systems and atriums. Pure DI water rinse leaves zero spotting on storefront glass.
Drone vs. Boom Lift / Scaffold
What you pay isn't the invoice. It's the invoice plus equipment rental plus tenant complaints plus risk premium. Drone cleaning compresses all of that.
| Factor | Traditional | Drone |
|---|---|---|
| Setup | 1–3 days for scaffold/lift | Under 1 hour |
| Equipment Cost | $500–$2,000+/day boom rental | Included — no rentals |
| Crew at Height | 2–4 workers above 6 ft | 0 — crew stays on the ground |
| Tenant / Guest Disruption | High — visible & loud | Minimal — we are the smallest distraction but the biggest attraction! |
| Completion | 3–7 days for mid-rise | 1-3 Days - Depending on scope |
| Insurance Risk | Significant — falls #1 cause | $3M aviation + $3M GL, no fall exposure |
| All-In Cost | 100% baseline | 50–70% of baseline |

What Property Managers Ask
How tall a building can a drone actually clean?+
Our standard rig services up to roughly 200 feet — about 18 stories of typical commercial floor-to-floor. For taller properties, we work with building management to identify elevated launch positions — rooftop access, parking structures, or adjacent areas that allow our drones to reach upper floors efficiently. Most multi-family, hotel, and Class A office work falls inside the standard envelope.
Will pressure or chemistry damage anodized aluminum or PVDF coated panels?+
No, when matched to the substrate. We test a coupon area first, use biodegradable detergents below the coating manufacturer's pressure spec, and rinse to neutral pH. We will refuse a job before using the wrong chemistry on a sensitive coating.
How does drone cleaning affect tenant occupancy and building operations?+
Most jobs are completed during business hours with minimal occupancy impact, though we offer after-hours service for retail and restaurant tenants. We don't set scaffolding, don't require window-cleaning waivers from tenants, and don't tape off entire elevations.
Do you handle parking structures and post-tension decks?+
Yes, with hot-water surface cleaning for the deck surface and soft-wash for vertical wall and column elements. We coordinate with operations on level closures and rinse-water capture for environmental compliance.
How does pricing actually work for a multi-story commercial property?+
Per-square-foot of vertical glazing and cladding, with a flat trip charge for properties under 50,000 sq ft. Recurring contracts price 12–18% below one-off jobs and lock for 12 months. We may send an initial bid after a photo or drone-flyover assessment, but most properties require a onsite walk through and hazard assessment to finalize pricing.
Are you compliant with municipal water-discharge regulations?+
Yes. We use biodegradable, pH-neutral chemistries that pass municipal storm-drain standards in Phoenix, Tucson, San Diego, and across our service area. For sensitive sites we deploy reclamation systems as needed, that capture and dispose of rinse water through a licensed waste hauler.
Can you clean while LEED- or BOMA 360-certified buildings are occupied?+
Yes — and our chemistries are typically aligned with LEED EQ credits for low-VOC and low-emission cleaning. We can document chemistry SDS sheets, water reclaim, and waste manifests for your sustainability reporting.
What happens if there's damage during the cleaning?+
Our $2M aviation liability and $2M general liability policies cover both drone operations and the work itself. We document pre-existing condition photos before starting and walk the property with your point of contact at completion. In the rare case of damage, our insurance handles repair without you filing a claim against your own policy.
