Residential & Commercial Concrete
Same equipment, different scope. We do single-driveway jobs and 200,000 sq ft parking-lot routes — and everything between.
Stain & Removal Matrix
Eight things baked into your concrete and the chemistry we use to remove each one. Honest removal rates — not "100% guaranteed" boilerplate.
| Stain | Method | Removal |
|---|---|---|
| Oil & Hydraulic Fluid | Heated alkaline degreaser pre-treatment + hot-water surface cleaner. Older stains may need second pass. | 90–98% |
| Gum | Steam softening followed by surface cleaner. Pulls gum without scarring concrete pores. | 100% |
| Rust & Battery Acid | Oxalic-based rust remover, contact-time controlled, neutralized rinse. | 85–95% |
| Tire & Skid Marks | Hot-water cleaner with hi-temp detergent. Pulls EPDM scrub from concrete and asphalt. | 95% |
| Algae, Moss & Mold | Soft-wash biocide blend that kills the organism, not just the surface stain. Lasts 3–5 years. | 100% |
| Efflorescence | Mild acid wash, pH-balanced, plant-safe rinse. Common on new pavers and concrete. | 90% |
| Bird & Pest Mess | Enzyme-based pre-soak that breaks down uric acid before surface clean. | 100% |
| Organic Food & Wine | Hydrogen peroxide–based oxidizer for restaurant patios and event venues. | 85–95% |

Concrete & Pressure-Wash Questions
Why hot water? What's the difference?+
Heat is the third leg of cleaning, alongside pressure and chemistry. At 210°F, water dissolves oils, softens gum, and breaks the molecular bond between dirt and concrete that cold water just can't reach. Cold-water "pressure washing" relies entirely on PSI, which is what gouges concrete and dislodges paver sand. Hot-water surface cleaning gets a deeper clean at lower pressure, which protects the surface long-term.
Will pressure washing damage my pavers or stamped concrete?+
Not when done correctly. We use a flat surface cleaner (not a wand) on pavers and stamped concrete, which distributes pressure evenly across an 18–24" face. That keeps you from etching paver tops or stripping the colored release agent on stamped surfaces. Wands at full pressure are what cause damage, and we don't use them on decorative concrete.
Will sand wash out from between my paver joints?+
A small amount, yes — that's normal and expected. We re-sand any joints that lose more than a thin layer at the end of the job at no charge. For pavers in heavy-traffic areas (driveways, pool surrounds), we recommend pairing the cleaning with a polymeric joint sand re-set every 3–5 years.
Are your detergents safe for pets, plants, and pools?+
Yes. Our default chemistry is biodegradable and pH-neutral after rinse. We pre-wet adjacent landscaping to dilute any drift, tarp delicate plantings, and route runoff away from pools and koi ponds. For sensitive sites we switch to plant-only-safe blends that are tested non-toxic to bees and pollinators.
How long does an average residential job take?+
A standard 2-car driveway plus front walkway runs 45–75 minutes. A pool deck adds 60–90 minutes depending on square footage and material. Same-day combo jobs (driveway + pool deck + patio) typically wrap in 3–4 hours. We work cleanly and stage equipment so you can use the rest of the property normally.
Do you offer concrete sealing after cleaning?+
Yes. Sealing is the right call right after a cleaning, when the surface is at its cleanest and driest. We apply silane/siloxane penetrating sealers for driveways and decorative wet-look or matte sealers for pool decks and patios. Sealing roughly doubles the time before the next cleaning is needed.
Do you handle commercial parking lots and parking garages?+
Yes — that's a large share of our recurring book. Lots are typically scheduled overnight or early morning to avoid impacting parkers. Garages we coordinate level-by-level with property management. Reclaim systems are available for environmentally regulated sites.
How much does a one-time residential cleaning cost?+
Most single-family driveway-and-walkway jobs price between $189 and $349 depending on square footage and stain load. Pool decks add $149–$299. We text a flat-rate quote within an hour of receiving photos — no walk-through required for residential work.
