Pressure washing uses 2,500–4,000 PSI of mechanical force to blast surface contaminants. On a roof, that strips shingle granules, dislodges tiles, and forces water under the underlayment. Soft-wash uses under 500 PSI — about garden-hose pressure — combined with a low-strength sodium hypochlorite and surfactant blend that chemically kills the algae and biofilm. The result lasts 5+ years. Pressure-washed roofs regrow algae in 6 months.

No, when applied correctly. Our soft-wash mix is dilute and biodegradable, rinses to a neutral pH, and we tarp delicate plantings, route runoff away from pools, and pre-wet adjacent shrubs to dilute any stray spray. Pets stay inside during the application and outdoor furniture is moved or covered.

Yes. Drone applicators give us pinpoint control — we can clean tile and shingle right up to panel edges and HVAC units with minimal overspray. Combined solar panel cleaning is often required on the same visit to wash off soft-wash chemicals which saves on an additional trip charge if done separately. Doing so also helps preserve the longevity of your system.

Most single-family homes take 60–90 minutes for the actual application. Drying and rinse cycles run another 30–60 minutes. We're typically off-site in under three hours, including setup and walkthrough.

Once the chemistry has dwelled for the recommended 30–45 minutes, light rain actually helps rinse the dead algae away. A heavy storm within an hour of application can dilute the treatment — if monsoon thunderstorms are forecast, we reschedule. We never charge for re-treatments caused by weather we should have called.

In Phoenix, Tucson, and high-humidity inland areas, every 3–4 years is typical. Yuma and the Imperial Valley can stretch to 5 years because the dry heat suppresses algae. Coastal SoCal properties often need 18–24 month intervals because marine humidity accelerates organic growth.

It depends on how close you are to the coast. San Diego, Orange County, and other communities under the marine layer see algae return faster — the overnight humidity feeds it — so 18–24 month intervals keep north-facing elevations from streaking. Inland areas like Loma Linda and the Inland Empire run drier and can usually stretch to 30–36 months. Homes shaded by mature trees or with steep north-facing pitches on either side of that line should lean toward the shorter end of the range.

No — because our drone never lands on or contacts the roof, and the soft-wash chemistry is rinsed clear before reaching panel surfaces. Most panel manufacturers void warranties for foot traffic and abrasive cleaning, neither of which apply here.
